Seasonal Agreement
The following rules apply to all seasonal campers. Please abide by these rules as they are part of your commitment when you rented your site with us. Failure to abide by these rules can result in your eviction from our campground with no refund.
1. SITE RULES:
Only one camping unit is allowed per site. No more than two automobiles/trucks per site. Site rental includes 2 adults and 2 children 18 years of age or younger. Family members over the age of 18 are permitted with an additional charge. A small tent for use by your own children may be set up on your site while you are present and it must be taken down when you are not here. Quiet time is from 11:00 pm to 8:00 am. Children must be at their site or with parents after 10:00 pm. Sitting by your campfire as late as you like is permitted, provided the noise level is acceptable. Foul language is not permitted in public or where it can be heard by other campers. Please do not cross other campsites without prior permission. Golf carts are restricted to roadway use or the golf course only. The speed limit in the campground is 5 mph, please observe it.

2. SITE MAINTENANCE:
You are responsible for keeping your grass cut and your site neat. We ask that you mow at least every two weeks. If you are unable to maintain your site in a satisfactory manner, we will mow and/or clean up your site and bill you for it at our current rate.
3. PICNIC TABLE:
We ask that you provide your own picnic table. If you have one of ours, it must be returned to the upper pavilion at the end of the season unless other arrangements have been made in advance.
4. BOATS:
You are allowed one row boat, paddle boat or canoe per site. We do not permit non-seasonal boats on lake without prior approval. The only type of motor permitted on the lake is electric (no exceptions). A dock may be built for your boat but it must have prior approval. Boats must be used responsibly by adults; childrewn are not permitted in boats by themselves. Approved floatation devices must be available in the boat at all times. Any misuse or abuse of boating privileges will result in boat being banned from lake.
5. STORAGE BUILDINGS:
A building permit is required prior to construction; this permit may be obtained in the office.
6. DECKS & COVERED/ENCLOSED PORCHES:

7. SITE PAYMENTS:
All seasonal rental payments are due as per our site commitment agreement.  Any additional work that we have to perform on your site will be billed at our current rate (these charges can include, moving camper, leveling, special sewer hookups, etc.).  We reserve the right to place a lein on your camper for non-payment  of any campground charges, and prevent removal of your camper or restrict access to your camper until all charges are paid in full.  We also reserve the right to remove your camper from the site for non-payment and put it in our storage yard until all charges are paid in full.
8. GUESTS:
Each site will be allowed 4 day guests at no charge (holidays are an exception to this rule).  All guests must register with the office and will be issued a car pass unless riding with you.  Guests staying over night with you will be charged $5.00/person per night ages 6 or older.  Grandchildren under the age of 16 are free to stay without charge.  Additional day guests over the 4 per day limit will be charged $3.00/per person if over age 6 (holidays are an exception to this rule).  Guests using your camper when you are not there will be charged $5.00 per person day rate if over 6 years of age.  If camper is used over night then they will be charged our normal rate for a campsite.  Guests must pay cover charge if attending dance events.
9. GOLF CARTS:
All carts must be operated by persons with a driver’s license or permit over the age of 16.  They are only allowed on our roadways or golf course when playing golf.  Any violation of these rules or unsafe/dangerous use of carts will require the cart be removed from our campground.  Speed limit is 5 mph please observe this at all times. All golf carts that are used after dark are required to be equipped with headlights and taillights.
10. SWIMMING:
The beach area is the only area allowed for swimming.  Seasonal campers and guests must have a beach slip on file with the office.  Please observe all rules as posted and review the swimming policy that you have been provided as part of this package.
11. FISHING:
There is a catch and release policy in effect.  Fishing is not allowed on the beach area or in front of seasonal campsites.  We only allow registered campers to fish in our lake.  No fishing is allowed in any of the golf course ponds.  If you are caught keeping Bass or Trout your fishing privileges will be suspended.  If your guests are fishing they are your responsibility.  Repeated violation of these rules can result in your removal from the campground.  Do not throw any garbage, plastic or Styrofoam in our lake.
12. GOLF:
Standard golf etiquette applies to our course.  No one under the age of 18 will be allowed on the course without a responsible adult or parent with golfing experience with them.  All golfers must register their tee time in the office, and either pay a fee or indicate “M” meaning member next to their name.  The fee for golfing is posted in the office.  A golf membership is available for singles or couples from the same site.  Golf carts are never allowed on the greens and in most cases should remain on cart paths when possible.  Metal spiked shoes are not permitted on course. Dogs and bikes not permitted on course.
13. GARBAGE:
Garbage will be picked up at the front of your site on Wednesdays and Sundays around  4:00 pm .  All garbage must be placed in a bag in an enclosed container with a sign saying “Yes” we have garbage or “No” can is empty.  If your garbage is not place in a container properly and we have to clean it up, there will be an additional charge. We will only pickup household garbage, we do not pickup broken grills, tanks, chairs or other debris, these items you will have to take home to dispose of.
14. SERVICES:
Propane, Electric and any other item or service charged if not paid when due or within 10 days will be subject to a late fee of 5%.  This fee will be added to the amount owed.  If still unpaid after 30 days and additional late fee of 5% will be added.  This late fee will be added for each 30 day period bill remains unpaid.
15. ITEMS FOR SALE:
For sale signs are not permitted on our sites without prior approval.  When selling a camper, golf cart, deck or shed on our campground property a fee of 5% of the sale price will be due and payable to  Belvedere  Lake  when sold.  When possible all sales should be handled through the office to avoid any problems or confusion.  When a camper is sold please remember that the site is not included in the sale. When a camper is sold there will be no refund of the seasonal price paid.  If the purchaser would like to leave the camper on the same site, arrangements with the office will have to be made and a prorated site fee paid. We will assist you with the sale when possible; any advertising of items for sale must be approved by Chuck.  If you feel this is unfair, you may remove your item for sale from the campground and sell it elsewhere.
16. WASHERS & DRYERS:
If you want a washer and or dryer on your site you will be required to pay an additional fee.  If your camper has a washer/dryer in it please do not use it without paying the additional fee.
17. TOILETS:
All campers equipped with a toilet are required to have a holding tank and use it.  We require holding tank chemicals and RV toilet paper be used in our system.  The use of regular toilet paper can clog up your holding tank and our sewer system.  Please keep your “Black Water” valve closed unless you are dumping your tank.
18. GRAY WATER:
It is against DEC regulations to dump gray water on the ground; we do however allow you to leave your gray water tank valve open when attached to our sewer system.  If you have any question about the proper use of your holding tank please ask us, and we can give you advice.
19. PETS:
All pets that are brought into the campground must have rabies and vaccination records on file with our office.  Pets are not allowed in any of our buildings, on the golf course, mini golf course or pavilions.  You must clean up after your pet both on and off your site, and dispose of this waste at your campsite.  Excessive barking will not be tolerated, and your pet must be in a pen or on a leash anytime it is outside your camper.  If you pet becomes a problem we may ask you to remove it from the campground.
20. BIKES:
There is no bike riding allowed after dark.  Bikers should wear helmets for their safety.  Speed limit of 5 mph also applies to bikes, as well as one way signs.  Please enter and leave the campground in the space provided next to the entrance gate, so you are not opening our exit gate.
21. PAVILION:
Use of the pavilion is by reservation only; a donation is expected if electricity is being used.  All visiting site guests must register in the office and pay the appropriate fee.  You will be responsible for cleaning the pavilion before and after your function.
22. FOOD FUNCTIONS:
Those wishing to attend any of our food functions, must signup by the deadline so we can plan the food for the event accordingly.  If  you have not signed up ahead of time, we still may be able to accommodate you on a first come first serve basis once it is determined if we have extra meals available.
23. MAIL BOX:
We have provided you with a mail box in our office.  We will use this box for any bills you may have including electric and propane.  Our regular mail delivery will be sorted and any mail for you will be placed in your box.
24. GATED ACCESS:
We are a gated campground with controlled access.  Our system requires a token or an access card to enter.  DO NOT give tokens or access to any person who is not registered with the office for that day.  We will consider this a serious breach of our policy and will react accordingly. If you have guests that arrive after hours they can park in our lot by the office and walk in or you can pick them up.  Remember that you will need to register them as soon as the office opens the next day.  DO NOT force open the gate this can result in damage and a substantial bill that you will be responsible for.
25. PRIOR TO OPENING DAY:
The campground is only open to campers during our posted season schedule.  We are now forced to deny access prior to opening date or after closing day except by special appointment.  Please do not show up prior to opening day and expect to use your camper, we will not allow this.  If you visit the campground outside of our regular season, we may grant you walking access but you will have to leave by  4:00 pm no exceptions.  Water, sewer and electric will not be available for use prior to opening day.
26. CLOSING WEEKEND:
We will post our closing day.  You must close up your camper on or before that date.  On your final day please read your electric meter and then stop in the office we will calculate you final electric bill for the season.  All bills must be paid prior to you leaving for the season.
